Terms and Conditions

Arrival, departure 

Check in time is 4 pm , check out is 9:30 am 

​

Linen 

Tea towels , bed linen and towels are provided ( please provide your own beach towels ).

​

Pets / Dogs 

Pets and dogs are not permitted on the beds or furniture .

Decoration & Furnishings
Due to a programme of continual refurbishment, some soft furnishings may differ from those pictured.

Deposit and payment 

A non refundable deposit of £150 will be required to secure your holiday at the time of booking  .At this point the guest is liable for the full amount of the holiday.

​

Final Payment 

At the time of booking you will be given a due date for the final payment , this will be Eight weeks before the start of the holiday .

Eight weeks before the start of the holiday the remaining amount will be due plus extras .If this payment is not received, it will be deemed as a cancellation  

When the holiday is booked less than Eight weeks in advance the full amount plus extras will be due at the time of booking .

Cancellation 

If the holiday is cancelled a charge will be applied as set out below.

56 or more days before the holiday start date - £150 (deposit).

56 to 28 days before the holiday start date 50% of the final payment inc extras .

28 or less days before the holiday start date 100% of the final payment inc extras. 

It is advised that the guest takes out holiday Insurance in case of  cancellation .

Guest Obligations 

The guest agrees

to pay for any losses or damages to the property and contents caused by the Guest or a member of their party (reasonable wear and tear excluded)

to take good care of the property and leave it in a clean and tidy condition at the end of the Holiday.

not to sell or transfer the booking to another party.

not to exceed the total number of people stipulated in the property description.

The person who completes the Booking certifies that:
he or she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking, including those substituted or added at a later date;
the signatory is over eighteen years of age;
they agree to take responsibility for the group occupying the property .

​

Liability

The owner accepts no liability for loss of or damage to the Guest's possessions on the Owners' property or land.

​

Smoking 

No smoking in the cottages 

​

Logs

A complimentary basket of logs will be provided .

Additional baskets can be purchased and will be available at your cottage .
